Housewell only charges when we send you a real, qualified lead. A clear, upfront fee per accepted lead, set at signup. No monthly minimum, no surprise charges. Here's the fee schedule for every trade we route. The fee depends on the type of work the member requested (service call, repair quote, or install lead). If you don't accept a lead, you're not charged for it.

Each lead is a verified Housewell member who picked you over the other partners shown. Fee depends on the type of work requested. You accept or decline before the fee applies, never charged for declined or expired leads.
You pay a flat fee per accepted lead, nothing more, no percentage of the job. There are no urgency surcharges: in an emergency, members call your 24/7 line directly and no lead or fee is created.
You're billed monthly or when your account hits $500. Whichever comes first.
Every accepted lead adds to your running balance. You're never billed in advance and you never pay for leads you don't accept. The card on file is charged automatically, at the end of each calendar month, OR the moment your accrued lead fees cross $500, whichever happens sooner. Same model Google Ads, Stripe Billing, and most modern lead networks use.

Housewell members pay a monthly membership to skip the research. They picked you because we already verified you. This is where that verification starts, every document here gets reviewed by our partner ops team before you go live.
The four rules of the network.
Housewell's reputation rides on what happens after we route the lead. These four rules protect the member's experience and the partner's revenue. Every partner in the network signs the same agreement.
- 1You bill the customer at your fair, published rate. No Housewell markup.Your invoice is between you and the customer. The fee you pay Housewell per lead is back-channel, it does not appear on the customer's invoice and you cannot pass it through to them. The customer's trust in the network depends on this. Marking up partner-routed work is grounds for immediate removal from the network.
- 2You're charged when you ACCEPT a lead, not when we send one.Every lead arrives in your portal with three buttons: Accept, Decline, or "Already booked." The per-lead fee posts to your account only after Accept. If you decline (out of capacity, outside your scope, conflict of interest), there is no charge. You set your weekly capacity and we route accordingly.
- 3Quality is enforced. >5% verified complaint rate triggers cure-or-replace within 60 days.Housewell members rate every completed job. If member complaints on your work exceed 5% over a rolling 90-day window, you have 60 days to either resolve the pattern or be removed from the network. We're transparent: you can see your complaint rate in your dashboard every day.
- 4Written change-orders only. The quote on Day 1 is the price on Day 1.If a job turns out to need more work than the initial scope, you must quote the change in writing and get member acknowledgment before proceeding. No verbal scope creep. No "while we're here we should also" upcharges without consent. Repeat overcharge complaints count toward the 5% threshold above.

By signing below, you authorize Housewell to charge the card you'll add in the next step for accrued lead fees according to the fee schedule shown in Step 1. Billing triggers when your accrued balance hits $500 OR at the end of the calendar month, whichever happens first. You can decline any individual lead at zero cost. You can pause or close your partner account at any time, your card is removed and historical leads remain in your records.

Pro Network Partner Agreement
This Pro Network Partner Agreement (the “Agreement”) is entered into as of the date you submit your application, between Housewell LLC, a Texas limited liability company (“Housewell”), and the trade business applying to join the Housewell Pro Network (“Provider,” “you”). Housewell and Provider are each a “Party” and together the “Parties.” By submitting your application and checking the acceptance box, you agree to it.
1. Background and relationship
Housewell operates a home-maintenance membership in San Antonio, Texas. When a member requests a licensed trade that Housewell does not perform in-house, Housewell may refer the member to one or more vetted independent providers. Provider is a licensed, insured business in its trade and wishes to receive such referrals. Housewell is a referral and lead-generation service. Housewell does not perform, supervise, direct, or control Provider’s licensed work and is not a party to the service contract between Provider and the member.
2. Provider eligibility and ongoing requirements
Throughout the term, Provider must, and represents that it does:
- Hold all required licenses. Maintain in good standing every license, registration, and permit required by Texas and local law for its trade (for example, TDLR, TACLB for HVAC, the Texas State Board of Plumbing Examiners, the Texas Department of Licensing and Regulation for electricians, or the Texas Department of Agriculture for pest control, as applicable).
- Carry insurance. Maintain commercial general liability insurance of at least [$1,000,000]per occurrence, plus workers’ compensation or an approved alternative, commercial auto, and any trade-required coverage, and provide certificates naming Housewell as a certificate holder on request.
- Stay in good standing. Maintain the quality, review, and conduct standards Housewell publishes for the network, including responsiveness and a complaint rate at or below the threshold in Section 8.
- Comply with law. Perform all work lawfully, including consumer-protection, advertising, and safety laws.
3. Referrals, member choice, and how work is arranged
For a member request, Housewell shows the member up to five vetted providers in the trade, ordered on merit, and the member chooses one. The provider the member chooses receives that lead exclusively; the lead is never sold to all five at once. Provider is free to accept or decline any referral, and the member may choose another provider on the roster at any time. If the member engages Provider, the resulting service contract is solely between Provider and the member.
Direct contracting and pricing. Provider sets its own prices and contracts directly with the member. Provider invoices and collects from the member directly. Housewell does not mark up Provider’s price to the member and adds no charge to the member’s invoice. Provider must not represent that its work is performed, warranted, or guaranteed by Housewell.
4. Independent contractor status
Provider is an independent contractor. Nothing in this Agreement creates an employment, partnership, joint-venture, agency, or franchise relationship. Provider controls the means, methods, scheduling, tools, personnel, and manner of its work; supplies its own equipment and labor; may work for others, including competitors; and is responsible for its own taxes, benefits, licensing, and insurance. Provider’s personnel are Provider’s employees or contractors, not Housewell’s.
5. Compensation to Housewell
In exchange for referrals and network access, Provider pays Housewell as follows. These amounts are paid by Provider, not by the member, and are never added to the member’s invoice:

Billing and payment.Housewell will invoice Provider, or charge Provider’s payment method on file, for amounts due monthly or when the accrued balance reaches a threshold, whichever comes first. Provider authorizes Housewell and its processor (Stripe) to charge Provider’s payment method on file for fees due under this Agreement. Late amounts may accrue interest at the lower of [1.5%] per month or the legal maximum, and may result in suspension from the network.
No fee to members; truthful “no markup.”Provider acknowledges that Housewell publicly states it does not mark up Provider’s work to members. Provider agrees not to inflate the price charged to a Housewell member above the price it would charge a comparable non-member customer to offset Housewell’s fees.
6. Provider obligations to members
- Respond to accepted referrals promptly and professionally and honor scheduling commitments made to the member.
- Perform all work to professional standards and applicable code, using properly licensed personnel.
- Provide the member clear, written pricing before work begins and stand behind its own work and warranty.
- Carry and use its own service agreement and warranty with the member; Housewell is not a party to it.
- Handle member information received through the network only to perform the requested work, consistent with Housewell’s Privacy Policy and applicable law, and not for unrelated marketing without the member’s consent.
7. Trust and conduct standards
Provider must conduct itself in a way that protects member trust. Provider must not pressure members, perform unnecessary work, misrepresent conditions, or use Housewell’s name except as Housewell authorizes. Housewell’s brand and marks may be used only per Housewell’s guidelines and only to indicate participation in the network.
8. Quality, complaints, and removal
Housewell may collect member ratings and complaints. If Provider’s complaint rate exceeds 5%, or if Provider materially breaches this Agreement, Housewell may place Provider on a 60-day cure-or-replace period and may suspend referrals during that period. Housewell may remove Provider from the network, with or without cause, on 30 days’ notice, and immediately for loss of license or insurance, illegal conduct, safety issues, or conduct that harms members or Housewell’s reputation. Roster order for providers is determined on merit (such as reviews and member ratings), except for a single paid Top Spot per trade per ZIP, which Housewell may revoke if standards slip.
9. Indemnification
By Provider.Provider will defend, indemnify, and hold harmless Housewell and its members, officers, and employees from any claim, loss, liability, damage, fine, or expense (including reasonable attorneys’ fees) arising out of Provider’s work, services, personnel, vehicles, licensing, insurance, acts, or omissions, or Provider’s breach of this Agreement. This is the central risk-allocation term: Housewell refers; Provider performs and bears the liability for its work.
By Housewell.Housewell will defend and indemnify Provider against claims arising from Housewell’s own gross negligence or willful misconduct, subject to the limitations in Section 10.
10. Disclaimers and limitation of liability
Housewell provides referrals “as is” and does not guarantee any volume of leads, conversions, or revenue. To the fullest extent permitted by law, Housewell is not liable to Provider for indirect, incidental, special, consequential, or punitive damages, and Housewell’s total liability under this Agreement will not exceed the fees Provider paid Housewell in the 6 months before the claim.
11. Confidentiality
Each Party will protect the other’s non-public business information and will use member information only as permitted by this Agreement and Housewell’s Privacy Policy. Member contact lists and Housewell’s network data are Housewell’s confidential information and may not be used to solicit members outside the network or after termination, except for members Provider independently had a prior relationship with.
12. Term and termination
This Agreement begins on the date above and continues until terminated. Either Party may terminate for convenience on 30 days’ written notice, and Housewell may terminate immediately under Section 8. Sections on compensation accrued, indemnification, confidentiality, disclaimers, limitation of liability, and dispute resolution survive termination. On termination, Provider must stop using Housewell’s marks and return or delete Housewell confidential information.
13. General
This Agreement is governed by Texas law. Venue lies in the state and federal courts in Bexar County, Texas. Provider may not assign without Housewell’s consent; Housewell may assign to an affiliate or successor. If any provision is unenforceable, the rest remains in effect. This Agreement, with any Housewell network policies it references, is the entire agreement between the Parties on this subject and supersedes prior understandings. Amendments must be in writing, except Housewell may update network policies and fee schedules on reasonable notice.
